Lease-to-ledger reconciliation for commercial portfolios
We build the billing schedule your leases entitle you to, compare it with your charge history, and show where they disagree — with the amount, in the lease’s own currency, and the clause.
Scope
What we check
- Base rent billed against the lease amount, period by period.
- Scheduled rent steps (fixed or stepped increases) that were missed or applied at the wrong time.
- Recovery charges the lease sets (CAM / NNN / opex estimates) billed below the lease amount.
- Leases changed by amendments over time, and multi-suite leases.
- US, UK and European-style leases in USD, GBP and EUR; monthly, quarterly and English quarter-day billing.
Getting started
What you send
We map your export’s columns ourselves. Anything we can’t map is raised with you, never guessed.
- Your executed leases and every amendment and side letter.
- A charge-history export (CSV or Excel) from Yardi, MRI, AppFolio, RealPage, Entrata or a spreadsheet: every billed charge with its charge code, amount, period and tenant / unit.
- Your charge-code list, so we map base rent, CAM and tax codes correctly.
Why a charge history, not a rent roll?
A current rent roll shows only today’s charges; it can’t show when a rent step was missed.
We’ll confirm accepted lease file formats on the kick-off call.
What you get
- The Discrepancy Ledger, sorted by impact: every gap with its amount, period and clause.
- Anything your documents don’t settle, flagged with the reason — never guessed.
- A walkthrough of every finding with its evidence; you decide what to act on.
You stay in control
- We never touch your accounting system — you decide what to re-bill.
- Every finding is evidence your team and counsel can check clause by clause.
